The Grand Haven Township Planning Commission on April 17 conditionally approved SpartanNash’s special land use application for a new D&W-branded gas station.
“They are allowed to begin reconstruction of the site right away, but have two items that still need to be addressed,” Township Community Development Director Stacey Fedewa said. “First, they will have to apply for a variance to address parking.”
The township’s rules stipulate that there be a 40-foot side yard setback for corner lots in the commercial zoning district. And the rules don’t permit parking within that area.
“However, there is only 45 feet of space between the building and right of way, which would preclude parking spaces from being installed there,” Fedewa said. “Because of the existing fuel canopies and site constraints, there are no other locations for parking spaces.
“Thus, they will have to apply for a variance to install parking spaces within the required side yard,” Fedewa said.
SpartanNash is only leasing the gas station site. The property owner, Robbins Road Real Estate LLC, will be redeveloping the remainder of the site, township officials say.
“This redevelopment will need to include the reshaping and possible relocation of certain entrances,” Fedewa said. “This would include a requirement by the Planning Commission to improve the radius of the northern curb on the 172nd Avenue entrance.”
The former Marathon station is currently closed, yellow “caution” tape surrounds the site, and barricades block the entrances off Robbins and 172nd.
“As for construction, SpartanNash and the property owner are working to remove the underground storage tanks and replace them with new tanks,” Fedewa said. “This will require a significant amount of dewatering, which will result in a lane closure on 172nd Avenue.”
This work, officials say, will likely occur within the next few weeks.
“SpartanNash intends to complete the reconstruction of this site and be open for business by the end of June,” Fedewa said.
