The first item on the agenda of the joint meeting was the proposed development of the Robbins Centre Pointe project on a 7-acre parcel to the north of the new Health Pointe facility, just east of Whittaker Way and west of 172nd Avenue.
Justin Longstreth, project engineer with Moore & Bruggink, said the development would at first consist of a new 15,000-square-foot retail building, which would include a new Pizza Hut restaurant as an end-anchor, along with site-wide underground utility work, reconstruction of the main entrances onto the property, and the closure of the continuous curb cut onto the property off Robbins Road.
“There are several existing buildings on the site now,” Longstreth said. “Those will be (demolished).”
However, the existing Pizza Hut location would remain open until December, when the new space would be operational.
“We’ve got a pretty tight timeline,” Longstreth said. “In order to deliver the Pizza Hut shell by Oct. 1, we need to start by April 1.”
The planned unit development is slated for a Township Planning Commission public hearing on Monday, Feb. 19, followed by a possible March 12 public hearing and first reading with the Township Board. This could be followed by a March 26 second reading and possible planned unit development approval by the Township Board, after which work could start on the project.
Future phases could include a big box retailer (20,000 to 30,000 square feet), an automotive-related retailer (7,000 square feet), a multi-tenant retail building (11,000 square feet) and a restaurant (7,000 square feet).
“We’re not really calling it phase 2 — it’s just future development,” Longstreth said. “As the market dictates, these would be constructed.”
The planning commissions also heard about a proposed mixed-use development that would occur farther east on Robbins, at the current Tysman properties. The proposed planned unit development would include a residential component with five three-story buildings, with a total of 132 apartments and 88 garage units, along with three self-storage buildings. The properties are located at 17134 and 17114 Robbins Road.
John Walsh, director of Paradigm Design Inc., said that 8.5 acres of the site’s 11.5 acres would be devoted to the residential aspect of the project. The remainder, he said, would be devoted to the self-storage and possible future commercial use.
“We think it is going to be a really good project and bring some quality to an undeveloped area,” Walsh said. “We’re trying to make the best use of the property.”
The project will be discussed with the Township Planning Commission during its Feb. 19 meeting, Walsh said, noting that they’d like to have a spring start to construction.
