Wharf condo project detailed

Developer John Rooks has presented Grand Haven's leaders with his vision for redeveloping the Wharf Marina into a seven-story residential condominium.

Rooks’ proposal calls for a 96-unit complex to be constructed on the footprint of the existing boat storage building at the marina, 501 N. Third St. It would also preserve the marina's newest warehouse, remove an old office building, remove or relocate the marina's smallest boat warehouse, and relocate the largest boat storage building.

“The condo project would be a little over twice as high as the existing building,” Rooks said.

The proposed building's footprint would be 270-by-120 feet. Its height would be about 81 feet.

“Because of the length of the building, it doesn’t look like a tower,” Rooks told Grand Haven City Council on Monday night. “It has a low profile look.”

The marina has more than 6 acres of property with in-and-out docks, gas docks, three boat storage warehouses, bathroom and shower facilities, and an old office building.

“The building would be under an acre of footprint so it doesn’t take a large percentage of square footage on-site,” Rooks said.

According to Rooks, the condominium would feature indoor parking, an adults-only clubhouse and a family clubhouse, an outdoor pool, an adults-only hot tub and a separate family hot tub, and a large sundeck.

“It is going to have a very unique view and a very unique amenity package,” Rooks said.

Rooks said these kinds of amenities have helped sell out two projects in Grand Rapids that he's developed.

While city officials have yet to give the go-ahead for Rooks’ project, developers say they won’t start construction until more than half of the condos are pre-sold.

Reaction to Rooks' presentation from City Council was mixed.

do we really need a SEVEN story condo building in grand haven? does this guy not realize how many condos in just grand haven are EMPTY?! Its so stupid, its a waste of money & land.
though I like the idea of an adult only club & hot tub. but they wont even start building until more than half are sold.. good luck


Maybe they could put a hair salon on each floor too - absolutely clueless - :P


I think this is a geat idea....Maby if condo's are build right, they can show that they can in fact be sold in Grand Haven...At least they would not set empty...
