SL Township Board approves rezoning for SL Country Club land

SPRING LAKE TWP. – An 87-unit condominium development took a step closer to reality after the Spring Lake Township Board unanimously approved rezoning the Spring Lake Country Club-owned property from Recreation to R2 medium density.

Country Club officials have been working with Eastbrook Homes CEO Mick McGraw for more than two years to come up with ideas for the 39 acres off State Road immediately south of the golf course.

Country Club and Eastbrook Homes officials presented preliminary plans for “Villas at the Spring Lake Country Club” to the Spring Lake Township Planning Commission last February.

Township Manager Gordon Gallagher said now that the rezoning has been approved, the final steps will be for the planning commission and the township board to approve the planned unit development.

“They have already made a presentation to the planning commission on the PUD,” Gallagher said. “I would expect that to come back to the board in the next 60 days.”

Spring Lake Country Club General Manager Kevin Green said the plan is for Eastbrook Homes to purchase the land and construct the condo neighborhood, with two access points on State Road. The roads would be private and maintained by the condo association.

McGraw said respecting the land is key.

“It's a beautiful, wooded site,” McGraw said. “We have to find a way to develop it in a respectful manner. We want it to become an asset to the Spring Lake Country Club and the community at large.”

The condos will be 150 feet away from the golf course so they won't be a “visual interruption” to golfers, according to McGraw.

“This will be an opportunity for more people to join the country club and enjoy a great resource,” McGraw said. “And it will be an opportunity for people that are already members of the country club to live right there and play there. A number of members have expressed some interest.”

Although it was discussed, the new neighborhood will not be a golf cart community, and there are no planned golf cart routes to the course or clubhouse, although there will be a walking path to Petty's Bayou to the north. The development may also include a small boat dock and/or kayak launch.

McGraw said he envisions the community will attract empty nesters, generally people from about 45 to 75 years old.

Most of the units will be built as single-family detached units.

“Every one of these units is individually designed and individually built,” McGraw said. “We will build them one at a time.”

The condos will feature high-end amenities, including granite and quartz counter tops and high-end appliances.

Prices will range from $300,000 for attached units to the upper $300,000 to $500,000-plus for detached condos. Each unit will have a two-stall attached garage.

The property will include a large pond and landscaped, boulevard entryway.

Outdoor maintenance will be handled by the association.

“We want it to be maintained all at once, impeccably,” McGraw said. “They (occupants) don't want to run a lawnmower. They've gotten to this point in life and they want to enjoy it a little bit more.”

McGraw said the focus is on providing a quality community, one that residents will be proud to call home.

“This is where they have Christmas, where they have birthdays, where they have tears, where they have joy,” McGraw said. “Our job is to do it right. We build houses, but it's their home.”
